In person or by video if you are out of state. Dustin points out what the listing photos leave out.

04

Make an Offer

Price, terms and contingencies, based on what comparable homes actually sold for.

05

Inspect and Appraise

Inspections, repair requests, the appraisal and your loan approval, kept on schedule.

06

Close

Final walkthrough, signing and the keys. Questions after closing are part of the job too.

Behind the Scenes

We Manage the Details

In addition to helping you navigate the legalities of a real estate contract, a dedicated buyer representative coordinates with lenders to ensure you secure favorable loan terms and stay on schedule. A big part of the home-buying process is confirming that your purchase is a smart financial move and that any required repairs are handled properly. We know how to assess property values and share that expertise with you, so you can make informed decisions.

Many people don’t realize how much goes into finalizing a home purchase—from following up on inspection reports and negotiating repair requests to confirming each fix is done correctly. That’s where we step in. We help you choose reliable movers, find top-notch contractors at fair prices, and remind you to order homeowners insurance—often at the best possible rate. In short, we stay on top of countless details so you don’t have to.

Don’t get bogged down by conflicting estimates or confusing data you may find online. One call is all it takes, and we’ll help you understand the numbers and guide you through the entire process.

Buying Questions

Do I need to be pre-approved before I look at homes?

It is the best first step. You learn your real budget, and sellers in competitive situations often will not consider an offer without a pre-approval letter.

What is the difference between pre-qualified and pre-approved?

Pre-qualified is an estimate based on what you tell a lender. Pre-approved means the lender has checked your income, assets and credit. Pre-approval carries much more weight with a seller.

Can I buy in North Georgia without living here?

Yes. Many of Dustin's clients buy from out of state, with video tours, electronic signatures and a local team for inspections and closing.

How much do I need for a down payment?

It depends on the loan. Some loans allow very low down payments for a primary home; second homes and investment properties usually need more. Your lender will lay out the options.

Who pays the buyer's agent?

It is negotiable and is agreed in writing before you tour homes. Dustin will walk you through how it works and what it means for your offer.
