Investment Strategies
Use one renovation to create equity, then pull it out to buy the next property.
What It Is
BRRR stands for buy, rehab, rent, refinance, repeat. You buy a property that needs work, renovate it to raise its value, rent it out, then refinance on the new value and use the cash that comes out for the next purchase.
It works when the numbers line up at every step: a purchase price low enough, a renovation that adds real value, rent that covers the new loan, and an appraisal that supports the refinance.

Many lenders want you to own the property for a set time, often around six months, before they lend on the new value. Ask your lender about their seasoning rules before you buy.
Yes. Some lenders, including DSCR lenders, will qualify the refinance on short-term rental income. It suits cabins in strong vacation areas.
Enough for the purchase and the renovation until the refinance, whether that is your own cash, a hard-money loan or a partner. The refinance is what returns it.
Then less cash comes out and more stays in the deal. That is why the after-repair value is checked against real sales before you buy, not after.
